This spring, Greater Phoenix’s housing market is showing signs of cooling, giving buyers more leverage across many areas. While average home prices have slipped by about 1% year-over-year, trends vary dramatically by location. In luxury enclaves like Scottsdale’s 85255, a handful of ultra-high-end sales have skewed averages upward, making the median price per square foot a much more reliable indicator of true market movement. With increased inventory and softening demand, buyers — particularly in higher-end neighborhoods — now enjoy more choices and stronger negotiating power.
Meanwhile, Peoria, Arizona, has transformed from a quiet suburb into a dynamic city on the rise. Anchored by a thriving economy, affordable housing, and a high quality of life, Peoria’s growth shows no signs of slowing. Major investments like Amkor Technology’s $2 billion expansion and a booming job market continue to attract new residents. With excellent schools, low crime rates, and major infrastructure improvements underway, Peoria is becoming one of the region’s most promising cities.
In Scottsdale, a different kind of growth story is unfolding — and stirring passionate debate. Near Hayden Road and Loop 101, the future of the city is taking shape with the approval of Axon Enterprise Inc.’s $1 billion mixed-use development. On April 18, 2025, Governor Katie Hobbs signed Senate Bill 1543 into law, effectively overriding a local referendum that sought to block the project. Though construction has yet to begin, the bill’s passage marks a pivotal moment for Scottsdale, setting the stage for both opportunity and controversy in the years ahead.
